Is Now A Good Time To Buy?
The answer is if you are able to buy and find a home you love, it can always be a good time to buy.
Will prices come down? Maybe. Will rates go down and prices up? Maybe. What we know is most sellers are becoming more motivated to sell and thus paying a lot of Buyer’s closing costs. That trend will eventually change.
A quick scenario:
1-Home price is 900k. Rate is 7%. You love the home, and get the seller to pay your closing costs (3%). You could end up with a rate in the low 6s.
2-You think the market is gonna go down and you wait. The home price comes down to 875. Interest rates go up to 7.5%. Your payment is higher.
2a-You wait. Rates come down to 6.5%, prices go up to 925k. Your payment might be about the same but you pay more.
