It’s All About The Trust

We just had our first class on Tuesday as part of our educational series. Robert Hobkirk of Brown and Hobkirk knocked it out of the park! He discussed estate planning, wills, trusts and a lot more.

My wife and I set up a trust years ago, and have our home/real estate in it. It is definitely time for a review for us and to make sure it is set up correctly and is current.

Some things I learned that might be useful:

1-If you file probate, and have debts, everything becomes public—giving the creditors a chance to go after the debt more easily.

2-In a trust, you can’t have assets in your name. It has to be in the trust. This might be obvious but not sure everyone knows it.

3-Beneficiary deeds. Easier to file and deal with. They can be beneficial in some situations.

If you own assets and want to make sure they are protected, or to learn more about estate planning/trusts/wills/power of attorneys, reach out to Robert or me for an introduction.

Gyros or Heroes?

IMO-the best gyros around are at Gyro House 32 off Cactus & 32nd St. Pictured here is the Chicago gyro. It is so friggin good. The gyro is cooked absolutely perfectly and it is deeeeeeeeelish.

The pita is not your basic cheap pita—it has texture and flavor too. The sauce and onions add that extra amazing flavor and double thumbs up here.

Salllllad!

As a side, I get the salad. The fries are also reallly good. Like really good. I think they come with the dish automatically?

The salad is a generous portion and the dressing and cheese are super good. I llllllllllove it! Maybe one day, I might just get a salad as the meal?

There are a few tables inside, so “dine-in” is available They do a lot of takeout/carryout. They have some yummy lookin’ baklava and a menu with plenty of options too.

I probably go once every 2 weeks and will keep going. The one downside—I think it is a tad pricey. But, my wife also tells me I complain about everything being priced high. I just don’t think a sandwich/gyro and salad should be $18. But stop by and let me know what you think.

Ballin Real Estate

Hey there. I’m Blair Ballin, a local Realtor of 25 years and Founder of Living North Phoenix. We are more than just a FB Group. We are a Community. Part of that Community is real estate.

There are a bunch of changes that just happened in the real estate Industry, and you should know what they are and how it impacts you.

Here’s a quick summary:

  1. Buyers must sign a document to look at a home(s).

  2. Buyers may be responsible for paying their agent’s commission.

  3. Commissions have always been negotiable. There is no such thing as it has to be 6%.

  4. Who you hire matters more than ever. These changes have to be explained to you.

If you have questions, text or call me at 480-233-6433. I work the entire Valley and Flagstaff. I just want to make sure you are informed.
